Does Homeowners Insurance Cover Hail Damage in Minnesota?

Short answer: yes, in most cases. Standard homeowners insurance policies (HO-3 and HO-5 forms) cover hail damage as part of their "open perils" or "named perils" coverage on the dwelling. But there are exceptions that catch Minnesota homeowners by surprise every storm season.

What's Typically Covered

A standard policy covers hail damage to:

  • The roof (shingles, flashing, underlayment)
  • Gutters and downspouts
  • Siding
  • Windows and skylights
  • HVAC equipment
  • Detached structures (garage, shed) — usually at 10% of dwelling limit

What May NOT Be Covered — or May Be Reduced

1. Cosmetic Damage Exclusions

On a home insured for $400,000, a 1% hail deductible means you pay the first $4,000 out of pocket. A 2% deductible means $8,000. This is distinct from your all-peril deductible and is frequently misunderstood until claim time.

3. Actual Cash Value vs. Replacement Cost

Your policy pays either:

  • Replacement Cost Value (RCV): Full cost to replace the roof at today's prices, minus your deductible
  • Actual Cash Value (ACV): Replacement cost minus depreciation for age and wear

On a 12-year-old roof, ACV might pay 40–50 cents on the dollar. If your roof costs $18,000 to replace and you have ACV coverage, you might receive $8,000–$9,000. This is one of the most important things to verify on your policy before you need to use it.

4. Wear and Tear / Pre-Existing Damage

Insurance covers sudden, accidental losses — not gradual deterioration. If an adjuster determines that damage existed prior to the storm (cracked shingles, lifted tabs, missing granules from age), they may exclude that portion from the claim.
